According to the ‘Alur’ law of March 2014, in order to rent out an unfurnished or furnished property, you must include two diagnostic reports with the lease agreement, plus three additional reports depending on the age of the facilities.
Complying with these requirements will allow you to rent out your property with peace of mind and avoid disputes with your tenant.
IAGNOSTICS REQUIRED IN ALL CASES:
The energy performance certificate (EPC) provides information on the insulation of the property and its expected heating consumption. It is valid for 10 years.
The natural, mining and technological risk assessment (ERNMT) provides information on the risks of exposure to hazards such as earthquakes, ground movements, marl pits, flooding, toxic effects, pollution, industrial accidents, etc. This assessment is valid for 6 month
MANDATORY DIAGNOSTICS BASED ON THE AGE OF THE INSTALLATIONS:
A lead exposure diagnosis (CREP) to identify the presence of lead is mandatory for homes built before 1949. It is valid for six years unless the diagnosis establishes the absence of lead, in which case it is valid for life.
The electricity and gas diagnosis, which assesses risks to the safety of occupants, is mandatory for installations over 15 years old. It is valid for 6 years.
The asbestos diagnosis identifies the presence of materials or products containing asbestos in the dwelling. It is mandatory for dwellings built before 1997 and is valid indefinitely.
